The architects of Newman, Garrison + Partners have designed the homes of Nānā Kai to feel very much of-Hawai‘i — dignified and traditional, an inspired interpretation of Plantation-style architecture — and yet uniquely of-today. Allowing for an effortless, breezy flow between indoors and outdoors. Creating a village ambiance unlike anywhere else on the Big Island. With the terraced land and individual siting of each home taking full advantage of ocean and mountain views. 
And with included front yard maintenance creating greater freedom to come and go as you please.

Honoring the land

The organizing principle of Nānā Kai is the land itself. The entire village is guided by the unique character of Kohala’s terrain. It’s a part of the island distinguished by sweeping grassland, creased and pleated by ravines where rainwater has carved out a course toward the sea. We’re preserving these ravines intact. Letting them form a matrix of picturesque natural spaces that weave the village together and orient it to panoramic views of the ocean. We like to say Nānā Kai is being built around the land as much as it’s being built on the land.

Bringing everything, and everyone, together

Nānā Kai is just getting started. We’re progressing carefully, taking things a step at a time. Beginning with a single street of all-new home designs. And yet even this first street in our first neighborhood will embody, in a simple way, the vision we’re holding for all 867 acres of Nānā Kai. That is, the vision of a true village. A place where people come together around the things they love. Especially spending time out of doors … including car doors.

From the start: a walkable community

From Day One, Nānā Kai will invite you to be on your feet, out in nature. To hike or bike a trail. To head over to the nearby Kamakoa Nui Park, which we’re greatly enhancing and beautifying. Or to simply stroll down to the pool and clubhouse that will be part of our first neighborhood.

Looking ahead: a connected village

What we’ve planned for Nānā Kai is an even fuller expression of village living. With more nature. More trails and trail connections. (It’s conceivable you’ll even be able to ride your bike all the way to the beach.) Another neighborhood pool and clubhouse. And a big village green and community center where everyone can gather to share in music, food, wellness, new community rituals, all the great stuff that makes a village … a village.

Looking toward the sea.

That’s the meaning of Nānā Kai. And yet life here will embrace not only the ocean but the entire island. From here, the Kohala Coast, the charm of Waimea, Kona International Airport and the conveniences of Waikoloa Village are at your fingertips. And, yes, the panoramic view reaches from mountain to ocean and, on a clear day, all the way to Maui.
