What are the prices?

How big is Nānā Kai?

Nānā Kai spans approximately 867 acres, creating a vast, private environment that embraces both luxury and nature. Phase 1 covers roughly 95 acres and will include 276 homes over three phases, with a portion of units dedicated to affordable housing in future phases, demonstrating a commitment to inclusive community planning. Phase 1A, currently under construction, consists of 78 homes. In addition, Phase 1 will feature a 2–4 acre active park and a community center, providing residents with gathering spaces and recreational opportunities while maintaining harmony with the surrounding landscape.

Are there any restrictions on short-term rentals?

Yes. Short-term rentals are prohibited by the county and are also restricted under the Nānā Kai CC&Rs. To protect the character and tranquility of the community, the minimum rental period is 180 days, ensuring that homes remain primarily owner-occupied and fostering a strong sense of neighborhood continuity.

What are the HOA fees per month?

Please speak with a sales representative to learn more about the Homeowners’ Association (HOA) dues. These fees will support the maintenance of shared amenities, landscaping, and community infrastructure, and will adjust over time as additional homes are built and more amenities become available. The HOA is designed to ensure Nānā Kai remains a well-maintained, secure, and beautiful environment for all residents.

When will the trails be built?

The design for Nānā Kai’s extensive trail system is currently underway, with construction of certain sections scheduled to begin in early 2026. These trails will offer residents easy access to walking, jogging, and biking paths throughout the community, allowing everyone to fully enjoy the natural beauty of the property while encouraging an active, outdoor lifestyle.

Can Plan 1 have a 2-car garage instead of a carport?

Yes. Plan 1 can be customized to include a 2-car garage instead of the standard carport. This flexibility allows homeowners to tailor their homes to their specific needs while maintaining the high-quality design standards that Nānā Kai is known for.

Can we add an ‘Ohana’ at a later date?

Yes. Adding an Ohana—or secondary dwelling—at a later date is possible. However, any addition will require design review and county permit approvals to ensure that all structures remain in harmony with the overall community design and comply with local regulations.
